You have many choices when it comes to home inspection companies in the Middle Tennessee Area. Also understand that many home inspectors look, feel, and sound alike. Before you choose, do your due diligence and look beyond the state license. All licensed home inspectors go through the same training, and must pass the same exam. Your concern should be, how many years have they been in the construction industry? Do they possess the skills necessary to provide you the assurance you deserve? Do you really want an inspector that was flipping burgers or driving a taxi last year giving you advice on the condition of your new home? There are good inspectors out there with different types of solid qualifications, make sure you hire a good one.

Most of the time T.H.I.S. is able to deliver your report the same day, but if we need extra time to double check our notes, we know you’ll want us to take the time to ensure that your home inspection report is complete and accurate. As our customer, you will be able to log into our system and using a user name and password, you will be able to review your report whenever and wherever you can access. “Special Equipment?”
T.H.I.S. implements industry-leading special equipment, such as FLIR Thermal Imaging Camera. Thermal imaging allows the inspector to see things like air leaks and moisture damage the other guys can only guess at. Hidden problems can become visible, which saves you money. We also use “Bud” our A.I.D (Aerial Inspection Device) Quadcopter Drone.  He has a GPS Flight Mode that allows us to send him on a mission to provide you an aerial view of your new home. When he is not having fun taking aerial shots, he is assisting us with the inspection of your roof. He can loiter, which means we can let go of the controls, and he remains stationary.  This allows us to inspect through the live feed of the on due to -board camera and not concentrating on keeping Bud in the air.

The difference between a great and horrible home inspector is staggering.   You have new guys who don’t know what they are doing, old guys who don’t do enough, and volume guys who don’t take enough time.   Are you comparing apples to apples?

Each licensed home inspector in Tennessee is required to do certain things when inspecting a home. What you may be surprised to find out is that the law does not state that any inspector has to do the things that really matter – like walking on roofs, going into crawl spaces, and venturing into attics. All of which are optional and left up to the individual inspector.  That’s right, the guy you hire may not actually get a ladder out, much less walk on the roof, or look in the attic. It’s a sad fact but many inspectors don’t do a good job.  Nearly all the major problems we find are because we go above and beyond what the law says we have to do.

Tennessee Home Inspectors Standards of Practice

Like everything in life, not all home inspections are created equal. The cost can range from $300.00 up to $1,000.  The large gap in price is a direct reflection of the time spent on your home inspection, and the quality you will receive.

But what if I can’t afford the best?  Nonsense.  Where will you find all the extra money once you move in and problems start occurring?

The thing to remember is our inspections DO NOT cost you money, they save you money.

I have yet to see a home that can be inspected in an hour. If you are told that your home inspection can be completed in “around an hour,” be very cautious with this company. They probably don’t have your best interest in mind.  The cost of your home inspection will vary, based on several factors. We price each home inspection on an individual basis.

I know times are tight. I also know that people must “trim the fat” where they can. If you are buying a home, skimping on your home inspection might not be one of those places. You CAN get a real home inspection for a reasonable price. You can get an inspector that will take all the time necessary to thoroughly check your potential new home and an inspector that will help you in making the right decisions.  An inspector looking out for the person who’s actually paying them………..YOU!
