Tennessee Home Inspection Services (T.H.I.S.) believes the first step in engaging our existing and future clients should be of an educational nature.  We realize that this belief can be manifested in a number of ways depending on the nature of the client engagement.  If this is your first encounter with T.H.I.S. please read below and enjoy our educational frequently asked questions.

A home purchase is likely one of the biggest investments you will ever make, and an inspection from T.H.I.S. provides assurance you need to feel confident about it. After receiving our thorough, objective report detailing the home’s condition, you’ll be able to make a smart, informed decision.

The process usually takes two to three hours depending on size, age and condition of the home and any additional services provided.

We all have busy lives, but we highly recommend that you are present during our inspection. By accompanying the inspector/s, you will have the opportunity to see the condition of each key component throughout the house and property firsthand, helping give a better understanding of the home and of the resulting inspection report.

Prior to the inspection, please prepare a list of any questions or concerns you may have about the property, and communicate those issues to us in advance to ensure they will be properly addressed (and that any necessary special arrangements can be made). Please bring your list to the inspection as well. However, you can be assured of a high quality inspection and report even if you cannot attend.

The report is sent within 12 – 24 hours, typically that same night.   Email is the preferred (PDF file) report method.  You will be provided a customized user name and password affording you access to the report.

It is easy to read, consists of data, explanations, summary, and details and is available via email.  Any pictures necessary are included.

Your name, address of property including county, vacant or occupied, age of property, square footage, whether the property has a basement, whether the property has an attached garage, the number of stories, type of roof, type of heat source and the type of siding.

Inspection fee paid by check, cash, credit card (only on-site) or PayPal.

Depending on the amount of rain and the location of the home, we may perform the inspection anyway. If an additional trip is required due to weather conditions no additional fee will be charged unless distance is a factor.  Rain during an inspection is actually a good thing.

The best approach is to find out when the tank was pumped out last and then consider having it pumped out and inspected at the same time.  I do not recommend any septic inspections be performed except by a company that specializes in this.  Please refer to Elite Septic from our list of Partner Network below

It should be understood that some people are very sensitive to some molds  and some are not.   All houses have mold of some sort since it is present in the air.  Mold has to be verified by a lab so the inspection does not technically include this but recommendations are made when readily obvious.
